Income classification is based on the 2024–25 financial year’s gross family income — the figure declared in the income certificate submitted during application.

Plot Pricing: Per Square Metre Rates by Scheme

UDA declared per-square-metre pricing for all three schemes, with rates varying by location and plot category:

The lower end of each price band applies to EWS category plots smaller in area and priced accessibly for families with incomes below ₹3 lakh annually. The higher end covers HIG category plots with larger square footage in more developed sectors.

Full Eligibility Criteria: Every Rule Before You Check Status

The UDA set clear eligibility conditions for all three schemes:

  • Must be a permanent resident of Rajasthan — domicile certificate mandatory
  • Age 18 years or above on the date of application
  • Must hold an active, self-owned bank account in their own name — joint or dormant accounts do not qualify
  • Neither the applicant nor their spouse must have previously received a plot under any UDA or government housing scheme
  • One application per mobile number — multiple applications from the same number face automatic cancellation
  • Any incorrect or false information in the application results in immediate disqualification

Application Fee and Earnest Money: What You Paid

Each application required two separate payments at the time of submission:

  • Application Fee: ₹2,000 — non-refundable regardless of lottery outcome
  • Earnest Money (Dharohar Rashi): ₹10,000 — fully refundable for unsuccessful applicants after the draw

The combined payment of ₹12,000 was mandatory to submit a valid application. UDA confirmed that the earnest money refund process begins automatically for unsuccessful applicants following post-draw document verification.

Documents Required for Application and Verification

Applicants needed the following documents ready before opening the online portal:

  • Aadhaar card — mandatory identity and address verification
  • Rajasthan permanent residence certificate (Domicile)
  • Income certificate — from a Rajasthan government-authorised issuing authority, reflecting 2024–25 annual gross family income
  • Bank account details — account number, IFSC code, and branch details
  • Passport-size photograph (recent)
  • Signature image (scanned)
  • Mobile number — used for OTP-based registration and all official communications

Post-Draw Status: Where the Scheme Stands in March 2026

The e-lottery draw concluded on November 28, 2025, and UDA has since entered the document verification phase. Successful applicants who won plots in the draw must complete document verification before March 9, 2026 UDA issued a final warning to 47 successful applicants who had not yet presented their documents for verification by that deadline.

Applicants who won a plot in the November 28 draw can check their allotment status by logging into uitudaipur.org, selecting their scheme category, and clicking “View Lottery Result & Schedule” the portal displays allotment information for all three schemes after document verification completion.

For any applicants who missed the document verification deadline of March 9, 2026, their allotment status is not publicly confirmed at the time of publication reports suggest UDA may issue further extensions or reallocate forfeited plots from the scheme’s waiting list.
